Steve, congrats on the new job and way to go on those fixes for the water damage. That reminds me of a job I had to do sometime back when I was putting in tile in a bathroom. Subfloor was flexible and saggy. I tore it up and saw the damage to the joists and had to do that repair first before continuing on. Keep plugging man!

Stick, the water heater in the garage did fine as long as it was 100 plus here but after the front a week or so ago the temp went down to the 80's...slightly cold to the ole bod, at least till you got used to it. Sea shower time!
Steve, thanks my man! Yeah, most of the bottom plates were damaged as well so they had to go. Since that area was well supported by other load bearing walls I wasn't concerned and it allowed easer insulation on the new sub floor...just slide it under the studs. Once the floor was down and secured it was an easy task to jack up the top plate and slide new 2x's under 'em, square the studs to the earths gravitational pull and nail 'em down.
I just did a water test on the washer's drain line and vent and no leaks..yea! Now to get the dryer electrical and vent hooked up and I'm in business. I want to install a slider window in the wall for some light above the folding table but I can do that with the machines installed. This is this weekends lientery, along with installing an attic ladder in the hallway.

Well guys, at last I can leave the laundromat to others. I completed the plumbing and electrical and finished the water heater. Of course I need rock after an inspection. I'm installing a window in the black area with a folding table below it.

Add a visible laser designator and hang a few off of the corners of the house and you’ll be quite intimidating to burglars and other would be miscreants… :giggles:
